Corvin Offices I Awarded BREEAM Certification

Corvin Offices I has been awarded the "good" rating of BREEAM In-Use (Building Research Establishment Environment Assessment Method) rating scheme. BREEAM is the world's foremost environmental assessment method and rating system for buildings.

Boasting over 19,700 square metres of leasable premises, the building was thoroughly audited subject to rigorous international assessment standards. Energy efficiency (effectiveness of energy supply systems, building design features, management methodology), impact on its direct natural and social environment, factors affecting the well-being of employees (interior design, services), its accessibility (public transport, parking availability, bicycle-friendliness) were all assessed.

Corporate social responsibility is coming to the fore in Hungary. Recent years have witnessed mounting interest in "green" buildings, with environmental consciousness featuring more and more prominently in both the design and the construction of buildings. As a regional leader in real estate development, Futureal has likewise embraced this trend, in part because companies looking to lease in the premium category targeted by Futureal also put premium value on environmentally conscious building design and construction.

"This green certification provides yet another boost to interest in Corvin Offices and may serve as a major motivator of leasing decisions. After all, a certification of BREEAM's calibre proffers a sense of security." - emphasised Project Director János Berki of office development at Futureal.

The Company's goal is to achieve a more efficient energy and raw material utilisation, with a special focus on the materials used, their origin and composition, to thereby create a healthier, more liveable environment for people working in the building.

New Office Development at Futureal: KPMG's New Budapest Headquarters

Accor has sold its Váci út Ibis Hotel to Futureal. The hotel closed for business on 31 October 2011 and the new proprietor will establish a modern office building in its place.

In line with its global strategy, Accor does not primarily operate as a hotel proprietor, but wishes to provide proprietors top-notch hotel operating, franchise, as well as professional asset and establishment management services. Over the years the Váci út hotel no longer met the extraordinarily high quality standards set by a revitalised Ibis, hence Accor's decision to sell.

At the former hotel location Futureal will build a new 20,000 square meter office building, half of which is to be occupied by KPMG's new Budapest headquarters. A 10-year lease is slated to commence in 2014.

The "built-to-suit" building will aim to score at least the "very good" rating under the BREEAM environmental protection certification scheme.

About BREEAM Certification

BREEAM (Building Research Establishment Environmental Assessment Method) is the world's foremost environmental assessment method and rating system for buildings. Established by the British Building Research Establishment (BRE), it sets the standard for best practice in sustainable design and has become the de facto measure, rating construction materials and technologies, used to describe a building's environmental performance, from planning and design right through to construction and operation. During assessment, properties score credits according to performance in eight categories. The credits are then added together to produce a single overall score. Assessors use this score to rate the property on 5 different levels: Pass, Good, Very Good, Excellent or Outstanding. Upon confirmation of the score, a certificate is then awarded to the development.
